Privacy policy
Effective and last updated .
Porter is software that property managers and landlords use to answer rental inquiries, schedule showings and track leases. In this policy, "we" means the team that runs Porter. This policy explains what we collect, why, and who else handles it.
Most of the information we hold is about renters. We hold it for the property manager the renter contacted. That property manager decides how it is used for leasing. If you are a renter, you can ask us or the property manager about your information.
What we collect
- From renters. Name, email address and phone number; the message in an inquiry; the home asked about; move-in date; household details and answers on a pre-screening form, such as number of people, pets and reported income or credit range; showing times; and the messages exchanged by email and text.
- From property managers and their staff. Name, work email, role, calendar availability, and settings such as hours and message wording.
- From our website and app. Basic server logs. This website does not use cookies or analytics. The Porter app uses cookies from our sign-in provider to keep staff signed in.
We do not collect credit reports, background reports or ID images. A property manager's staff enter the result of a screening. Screenshots staff upload are processed in memory to read contact and household fields, and the images are not kept.
How we use it
We use information to run the service for the property manager: to read an inquiry, reply, offer and book showing times, send confirmations and reminders, and track a lead through application, lease and move-in. We also use it to keep the service secure, to give support, and to meet legal obligations. We do not sell personal information, and we do not use it for advertising.
Porter never approves or declines a renter. A person at the property manager makes that decision.
Text messages
We do not share mobile phone numbers or text opt-in consent with third parties or affiliates for marketing or promotional purposes. Our service providers, such as Twilio, handle a number only to deliver texts. See the text message terms for how to opt in and how to stop texts by replying STOP.
Who handles data for us
These companies process information only to provide their service to us.
| Company | What it does |
|---|---|
| Twilio | Delivers text messages |
| Amazon Web Services (SES) | Sends email |
| Google (Gemini) | Reads application screenshots that staff upload, for contact and household fields |
| DeepSeek | Drafts answers to renter texts, only for properties set to the highest automatic level. It receives the renter's message and facts the property manager provided. |
| Clerk | Signs staff in |
| Vercel and Neon | Host the app and its database |
| Cloudflare | Domain name service and email routing |
We also share information with the property manager the renter contacted, and when the law requires it. If our business is sold or merged, the information may transfer to the new owner under this policy.
How long we keep it
We keep a renter's information for as long as the property manager keeps it in Porter. A property manager's owners and managers can export a renter's information and delete a renter's record. A renter can ask us or the property manager to delete it.
Your choices
- Reply STOP to any text to stop texts.
- Ask to see, correct or delete your information by emailing support@porterleasing.com. If your information is held for a property manager, we may pass your request to them.
- If you live in a state with a privacy law that gives you more rights, tell us in your request and we will follow the law.
Security
We use encrypted connections, keep each company's data separate, and limit who on a company's team can see what. No system is perfectly secure. If we learn of a breach that affects you, we will tell you as the law requires.
Children
Porter is for adults who are renting. It is not directed to children under 13, and we do not knowingly collect their information.
Changes
If we change this policy, we will post the new version here and change the date above.
